Living in South Carolina means dealing with unpredictable weather, from thunderstorms and floods to hurricanes. If your home has ever taken a hit from one of these storms, you know how important it is to protect it from future damage. At Sea Island Residential, we’ve helped countless coastal property owners across the Sea Islands and nearby counties restore their homes after severe weather.

The South Carolina Safe Home (SCSH) program is a great way to safeguard your home. This program can help cover the cost of making your property more resistant to hurricanes and wind damage—especially regarding your roof. If you’re considering repairing or replacing your roof, this opportunity is worth checking out!

What Is South Carolina Safe Home?

The South Carolina Safe Home program offers financial assistance to homeowners looking to protect their homes from wind and hurricane damage. One of the most vulnerable areas during a storm is the roof, and SCSH helps by offering grants to either fortify or replace your roof, making your home safer when the next storm rolls in.

What Can SC Safe Home Funds Be Used For?

The funds provided by the program are specifically for making upgrades to help your home withstand storm damage. It’s important to note that these funds can’t be used for general repairs or renovations. Here’s a list of what they can be used for:

  • Strengthening your roof (roof-to-wall connectors, roof covering, etc.)
  • Adding hurricane shutters or replacing windows
  • Bracing gable ends
  • Strengthening garage and exterior doors
  • Installing a secondary water barrier to prevent leaks
  • Fixing issues like weak trusses or structural problems

Keep in mind that while the grant can cover the replacement of a roof, it won’t cover simple repairs. If your project costs more than the grant amount (the max is $5,000), you’ll be responsible for covering the rest.

Important Update: 2023 Application Deadline

Unfortunately, the 2023 application period has closed, but there’s good news! The program typically opens twice yearly, so another opportunity is just around the corner. To ensure you don’t miss it, sign up for notifications on the official SC Safe Home website.

Who Qualifies for South Carolina Safe Home?

You may qualify for SC Safe Home if:

  • You live in one of these 11 counties: Beaufort, Berkeley, Charleston, Colleton, Dorchester, Florence, Georgetown, Horry, Jasper, Marion, or Williamsburg.
  • Your home is a single-family, owner-occupied, site-built residence (no vacation homes or rental properties).
  • No income restrictions exist, so homeowners at any income level can apply! However, some added benefits exist for lower-income South Carolina residents, like larger grants or exemptions from matching fund requirements.

Why Apply for SC Safe Home?

Aside from protecting your home from storms, participating in the program comes with a few extra perks:

  • Tax credits: You may be eligible for state tax credits for the home improvements made with SC Safe Home funds.
  • Hurricane insurance discounts: Strengthening your home against storms can lead to discounts on hurricane insurance premiums.

Using an Approved Contractor

If approved for the grant, you must work with an SC Safe Home-approved contractor. At Sea Island Residential, we’re both an approved inspector and contractor, which makes the entire process smoother. From your home inspection to the home repair work, we’ve got you covered from start to finish.

Act Fast—Funds Are Limited!

The SC Safe Home program is a fantastic resource, but it’s important to know that funds are limited. During the last round, for example, the program had $1.1 million available, enough to cover about 325 grants. That means you must act quickly when the next application period opens to secure your spot.
